Appreciation rates for Alameda over the years

At our weekly office meeting our broker had a chart that showed the appreciation rate for 2016 for the city of Alameda. I wanted to see what it looked like for the last 5 years. We had a large jump from 2012 to 2013 from 7% to 22% but then it settled back down again, and in 2016 it was 8%. What was very enlightening was looking at the total rate of appreciation of real estate after 5 years equaled 55%. These statistics incorporate all property types, single family homes, condos and town homes but do not include income property.
